Compliance & Site Assurance
The questions every buyer has to ask
A design review is the easy part. What usually delays a project is the paperwork nobody discussed at the start. We prepare it as a matter of course, at design stage, rather than scrambling for it the week of install.
Risk Assessments & Method Statements
Where a venue, landlord or main contractor requires RAMS before access is granted, we prepare and supply them. Tell us the site requirement when you enquire and it is built into the programme rather than bolted on at the end.
Fire Rated Materials
Where a venue specifies a fire performance requirement, fire rated materials and finishes are specified at design stage and certification is supplied for the job. This is the single most common reason a build gets refused on the day, and it is almost always because nobody asked early enough.
Structural Calculations
Load and structural calculations are produced or commissioned for large, tall or cantilevered pieces. We engineer to the real load rather than the nominal one, then add margin. If you tell us what is going on it and how heavy that actually is, we design around it.
Installation On Site
Where a build needs fitting rather than shipping, our own team installs, working to the venue's access times, lift dimensions, floor protection and reinstatement requirements. Pieces are engineered to split for transport and to go back together the same way every time.

What it is made from, and why
Material and finish are chosen on merit for the job, not on what happens to be in the workshop. Full material details, finishes and cleaning guidance come with every quote rather than having to be requested.
Food Safe Surfaces
Food safe applies to the surfaces that meet food, and those are specified deliberately. Food grade stainless steel, suitable hardwoods with a food safe oil finish, glass, ceramic and cast acrylic for dry items. A decorative frame with food safe tops is normal and correct, and it is usually the right answer for both cost and looks.
Built For The Wash Up
A piece that cannot be cleaned in the time a kitchen actually has will quietly stop being used. We design for fewer joints, removable serving surfaces, no blind corners and finishes that tolerate commercial cleaning, then supply written cleaning guidance with the piece.
The Full Material Range
Food grade stainless, brass, copper and aluminium. Ultra polished acrylic and perspex. Glass. Hardwoods including oak, walnut, birch and ash. MDF. Resin and cast silicone. Marble and stone. Foam, leather and fabric. Large format 3D printing. Several materials are routinely combined in one piece.
Colour Matching
Finishes from matt through to high gloss, powder coating, spray and hand applied finishes, matched to a brand reference or a supplied sample. Test panels are approved before anything is sprayed for real.

Getting It Approved
The order that saves two to three weeks
Most delay is sequence, not disagreement. Run these in parallel rather than one after another and a project of any size moves considerably faster.
1. Confirm the site requirements first
Fire performance, access times, lift dimensions, documentation and the derig window, in writing, before the piece is designed. More bespoke pieces are redesigned because of a lift than because a client changed their mind.
2. Get the NDA out of the way
If the work is a launch, a collaboration or anything unannounced, we sign before you share the brief. It should be a same day formality and for us it is.
3. Send us to procurement early
Send our company details for supplier onboarding at the same time as you send the quote for approval, not after it. That one change alone usually saves a fortnight.
4. Approve before we build
CAD drawings, renders and material samples signed off by your team before production starts. Nothing is cut until you have approved it, and if the design changes we requote before anything is made.

Can you supply RAMS and method statements?
Yes. Where a venue, landlord or main contractor requires risk assessments and method statements before access is granted, we prepare and supply them. Tell us the site requirement when you enquire so it is built into the programme.
Can you supply fire rated materials and certification?
Yes. Where a venue specifies a fire performance requirement, fire rated materials and finishes are specified at design stage and certification is supplied for the job. Fire performance is very difficult and expensive to retrofit, so it needs raising before design rather than before install.
Do you provide structural calculations?
Yes. Load and structural calculations are produced or commissioned for large, tall or cantilevered pieces. We engineer to the real load with margin on top, so tell us honestly what is going on the piece and how heavy it is.
Do you install, or do you only deliver?
Both. Most pieces are packed and delivered, in the UK or worldwide. Where a build needs fitting rather than shipping, our own team installs on site and works to the venue's access, timing and reinstatement requirements.
Is there a size limit on what you will build?
No. We do not cap what we will take on. Tell us the dimensions and we will tell you how it is built, how it splits for transport and how it goes back together on site.
Are you insured?
Yes. Prop Options Ltd is fully insured for the design, manufacture and delivery work we carry out.
Will you work to our purchase order and supplier onboarding process?
Yes. We accept purchase orders, complete new supplier and vendor forms, and can supply our company details, material specifications and a capability statement for your supplier file.
Will you sign an NDA?
Yes, before you share the brief. Unreleased products and brand launches are routine for us.
How do you specify food safe materials?

How quickly can you quote?
